Energimærkning af andelsboliger

Siden d. 1. juli 2009 er det lovpligtigt, at der skal foreligge energimærkning ved udlejning eller overdragelse af andelsboliger. Det er andelsboligens overdragers pligt at sørge for, at lejer eller køber får udleveret en energimærkning, før den endelige leje eller købsaftale indgås.

Er boligen en del af et fleretagers byggeri, så gælder samme regler som ved energimærkning af ejerlejligheder.

Hvis byggeriet er større end 1.000 m2, skal der på vilkårligt tidspunkt altid foreligge en gyldig energimærkning, og hvis bygningen er mindre er det kun nødvendigt at der foreligger energimærke i forbindelse med at en andelslejlighed overdrages eller udlejes.

Energimærke og tilstandsrapport

Skal der udarbejdes et energimærke i forbindelse med salg af din andelsbolig så bør du overveje om du samtidig skal få udarbejdet en tilstandsrapport og således opnår besparelser på den byggesagkyndiges honorar.

Bemærk; at i modsætning til et energimærke, så er en tilstandsrapport ikke lovpligtig – det er dog en forudsætning for at tegne ejerskifteforsikring.
